The turnover process will be one of the happiest moments of future household owners as they will finally have the first look of the unit nearing its completion. To ensure that the transition will be smooth, here’s a guide for first-time homeowners on the process and things to check for the turnover of their property as per DMCI homes and the online real estate website, Hoppler.com:
1. Issuance of the Authority-to-Turnover (CLEARANCE) by Documentation
The OFW or the attorney-in-fact will receive a call from either the coordinator of the developer’s turnover team or the property agent regarding the tentative turnover schedule. The OFW / attorney-in-fact will also be advised about the fees required for the turnover. Confirmation is required to begin the dress-up of your unit.
2. Unit inspection and Punch listing
During the unit turnover, the OFW or the attorney-in-fact will be asked to inspect the unit and sign the Acceptance document which states that the unit is as per the client’s requirements. Should there be requests to rectify a few things within or outside the home, these should be included in the punch list. Rectification will be done immediately but completion of these will vary depending on the nature of the punch listed items.
3. Turnover and signing of the Acceptance document
Once you are satisfied with your unit’s condition, the unit will be immediately turned over. You will be asked to sign a Certificate of Acceptance, complete Meralco application documents and settle the Turnover Fees, which covers the following:
– Meralco Service Deposit
– Power Bill Deposit
– Water Bill Deposit
– One-time joining fee for Condominium Corporation (if the unit is a condo)
– Monthly Association Dues: Prorated for the current month and two (2) months advance
– Other special assessments and fees
The OFW/attorney-in-fact should settle all remaining fees as advised by the property agent.
4. Orientation and Handover
The OFW/attorney-in-fact will be oriented about the homeowner’s community house rules, policies & regulations during the handover of the unit. A handover kit and a welcome gift will be given to client upon acceptance of unit.
If the Principal Buyer is not available on the scheduled turnover of unit, an Authorized Representative may accept the unit on his/her behalf provided the following must be presented:
– Special Power of Attorney (SPA)
– Two (2) Valid IDs of the Authorized Representative
– Photocopy of one (1) Valid ID of the Principal Buyer
5. Unit Upgrades and Improvements
Any kind of upgrades and improvements will be allowed only after the acceptance of the unit. Note that certain warranties may be voided by any unit material alteration
