DHSUD, Pag-IBIG turn over new homes in Lipa

The government turned over house-and-lot units in Lipa City, Batangas to beneficiaries of President Ferdinand Marcos Jr.’s Expanded Pambansang Pabahay para sa Pilipino (4PH) Program, as part of efforts to expand access to affordable housing for Filipino families.

The turnover ceremony was held at Nuvista Homes Lipa, a residential development by P.A. Properties, where Pag-IBIG Fund housing loan borrowers formally received the keys to their new homes.

Leading the activity were Department of Human Settlements and Urban Development (DHSUD) Secretary Jose Ramon P. Aliling and Pag-IBIG Fund Chief Executive Officer Marilene C. Acosta, together with officials of the project developer.

The event follows similar housing project visits and turnover activities conducted in Pampanga, Nueva Ecija, Laguna and Bacolod, among other areas, as the Marcos administration continues the nationwide rollout of its housing program.

Aliling, who also chairs the Pag-IBIG Fund Board of Trustees, said the turnover reflects the administration’s commitment to making homeownership more accessible to Filipino workers and their families.

“We are pleased to report that the Expanded 4PH Program continues to benefit more Filipinos by helping families gain access to safe, decent and affordable homes,” Aliling said.

He added that stronger collaboration between the government and private developers has helped accelerate the delivery of housing projects in line with President Marcos’ directive to expand homeownership opportunities nationwide.

According to Aliling, the continued implementation of the Expanded 4PH Program demonstrates the government’s efforts to translate housing commitments into completed homes for beneficiaries.

Nuvista Homes Lipa offers three house models, Marya, Yasmin and Solida, with unit prices ranging from P950,000 to P2.2 million. The project currently has 1,160 ready-for-occupancy units, with more than 2,000 additional units planned for construction.

Its socialized housing component will be offered through the Solida model, priced at approximately P950,000. Under the Expanded 4PH Program’s 3-percent subsidized interest rate, qualified borrowers may pay monthly amortizations as low as P4,005.

The officials also visited Idesia, another P.A. Properties development in Lipa City, where unit prices range from P3.5 million to P7 million. The project may be financed through Pag-IBIG Fund following the agency’s recent increase of the maximum housing loan amount from P6 million to P10 million.

Acosta said Pag-IBIG Fund continues to support homebuyers across different income levels by providing affordable financing options.

“The Expanded 4PH Program is making more quality housing options available to Filipino families. Pag-IBIG Fund complements this by making these homes more affordable through financing terms that keep monthly payments within reach,” Acosta said.

She noted that the agency’s housing loan programs are designed to assist both low-income families seeking socialized housing and middle-income workers purchasing homes in the open market.

Acosta added that Pag-IBIG Fund continues to offer the 3-percent subsidized interest rate for qualified socialized housing borrowers under the Expanded 4PH Program, while expanding financing opportunities through higher loan limits.

The DHSUD and Pag-IBIG Fund said they remain committed to strengthening partnerships with government agencies, financial institutions and private developers to sustain the momentum of the national housing program and deliver more housing units across the country.
